    Questions

    What buyers ask us first.

Not covered here? Ask us directly at your consultation.

    Ask a question →
What is a Panorama View Studio?

A private studio for two in its own small standalone house in Phase II, not a room in a hotel building. It has a bedroom, a bathroom and a lounge, but no kitchen or pool of its own: you use the town's beachfront restaurant, spa, yoga and gym, housekeeping comes to you, and Prana can rent the studio out while you're away. There are six studios of 28 and 34 m² (four still available), priced from $79,000 to $99,000, with handover in Q2 2027.

A studio or a spacious villa: which suits me?

Panorama View Studios suit couples and investors who want an easy, fully managed asset. The four Prana Residents villas in Phase III, with 2–3 bedrooms, a private pool, a garden and a private spa, are for those who want their own home in Bali, to live in for months a year or for good.

Can I buy as a foreigner?

Yes. You buy a leasehold that runs to 2055 under the developer's notarial land lease, and you sign with PT Perusahaan Lakshmi Narayana. The land is zoned for tourism (the pink zone), the most advantageous land classification in Bali. We'll walk you through every document at your consultation.

Is it legal? What about Bali's new rules on villas?

Yes. Bali's recent crackdown targets unlicensed villas, nominee ownership and building on agricultural land. Prana Quiet is built on tourism-zoned land. Ask us for the zoning, lease and permit documents and check them with your own lawyer.

What happens when the lease ends in 2055?

The developer's lease with the village gives a priority right to extend for another 30 years, at the market price at that time, so the price is not fixed today. Ask us for the lease deed and the extension terms in your own contract before you reserve.

Why East Bali and not Canggu?

Because this is the Bali people come for: quiet beaches, rice terraces, temples and Mount Agung, without the traffic and the building boom of the south. Fewer new villas around you also means less competition for guests.

Do I need a visa to buy?

No visa is needed to hold a leasehold. If you want to stay for months at a time, Indonesia has long-stay options such as the retirement visa (55+) and the second-home visa. We can introduce you to a visa agent.

Can I live there for several months a year?

Yes. The Prana Residents villas are built for long stays, with a full kitchen, a private pool, a garden and a private spa with an infrared sauna and an ice plunge pool, and the whole town has a 24-hour reception, restaurant, gym, yoga and massage. When you're away, our management company can rent the villa out for you.

    How do the payments work?

30% when you reserve (40% for Panorama View Studios), then instalments linked to construction stages, and a final 5% when you accept the finished villa. The ready Phase I villa is paid on signing.

    What return can I expect?

For the first 3 years Prana's management company guarantees 8% a year, as long as you stay in your unit under 30 days in the low season. Beyond that, our projections are about 11% a year for a studio at 70% occupancy and up to 16% at 80%, after all costs. They are projections, not promises: see how the numbers are built.

Who manages the villa when I'm away?

Prana. We are the developer and the management company, so rental, cleaning, maintenance and guests are handled by the team that built the villa.

    How far is the airport?

About two hours by car from Ngurah Rai International Airport. If you come to see the site, the airport transfer is free.
